Aviation businesses tend to approach premises the way any other business does: area, rent, term, location. It is a reasonable starting point and an incomplete one, because aviation attaches requirements to premises that general commercial property was never built to satisfy.

For an MRO provider, a parts distributor, a tooling supplier or a ground-handling company, the wrong premises does not merely cost rent. It costs time on every job, permanently.

Once the location decision is made, the unit itself deserves scrutiny. Questions worth asking before committing:

  • Is the space configured for aviation, or adapted to it? Purpose-suited units cost less to occupy than units requiring modification.
  • What are the actual clearance and access dimensions? Measure against your largest routine item, not your average one.
  • Does the licensing cover your intended activity? Confirm this before signing, not after.
  • How far is it from airside? Minutes matter for anyone supporting live operations.
  • Can the area scale? Aviation businesses grow unevenly.
  • Who is the landlord? A facility operator who understands aviation is a different counterparty from a general property company.

MRO and line maintenance: prioritise airfield proximity and clearance above all else. Response time is the product.

Parts distribution: free-zone customs advantages and secure, well-organised storage dominate the calculation, with airfield proximity supporting rapid fulfilment.

Ground handling: proximity to the apron, and space to store and maintain GSE.
